Redefining Luxurious Urban Living Amidst Market Saturation
Kurt Simons Company set out to develop an upscale mid-rise residential tower along Austin's Lady Bird Lake. The goal wasn’t to build another luxury apartment community. It was to create a place that reflected how a new generation of residents wanted to live, connected to the city, active, and engaged with its surroundings.
problem
The category was defined by repetition. Luxury apartment brands leaned heavily on amenities and location, but rarely translated those into a distinct identity. The result was a crowded market where properties competed on features rather than meaning, leaving little room for differentiation or long-term brand value.
role
I was brought in to lead brand development for Coldwater, working alongside the project's in-house team and Greystar Property Management to establish positioning, define the brand system, and align messaging and execution from the outset.
approach
The work started with a clear understanding of the market and the audience. The opportunity wasn’t in repeating the typical luxury apartment formula, but in defining a brand that reflected how residents actually wanted to live.
Rather than leading with amenities, the focus shifted to lifestyle and context. Lady Bird Lake, the trail system, nearby parks, and the energy of downtown became central to the brand. Messaging was built around access, movement, and connection, positioning Coldwater as part of the city rather than separate from it.
outcome
The brand established a clear position in a crowded market, moving beyond a standard luxury apartment narrative. Messaging remained consistent across leasing, marketing, and digital touchpoints, reinforcing a lifestyle that felt specific to Austin and aligned with how residents wanted to live in Austin.
